We're close to half way through the fourth quarter of 2016....also known as the BEST time to buy property.
1. TAX BILLS....If a seller has made the decision that they want to sell, getting that property tax bill in the mail is the last thing they want to deal with. They may be willing to negotiate a more than they would have a few months ago.
2. RENTAL INCOME HAS DRIED UP....For many sectors of the Destin/30A/Panama City Beach markets, rental income is THE primary driver behind transactions. At this point in the year, that rental income that owners were getting the bellies full of during the summer months has dried up. They're covering all of the expenses themselves now, without rental income to supplement....again making them more willing to get a property sold.
3. INTEREST RATES....You've been hearing it for a while, and it's still true. Interest rates are near all time lows. The only place for them to go is up. Will they be a point higher a year from now? Possibly. Whether it is a 30 year fixed, 5/1 ARM, or any other product, it is in your best interest to take advantage now.
